Informed homeowners make better decisions and get better results. Here are six things that matter when it comes to asphalt in Southern California.
Southern California's UV exposure is unusually intense. The sun oxidizes the binder in asphalt, drying it out and turning it gray. In National City's climate, this happens faster than in most of the country. Sealcoating every two to three years is the main way to slow it down.
National City gets most of its rain in short winter bursts from December through March. When pavement has cracks, water gets in, softens the base, and accelerates failure. Good drainage and sealed cracks are the best defenses before the wet season hits.
The base layer - the compacted gravel under the asphalt - is what determines how long the surface lasts. A contractor who rushes base prep is setting you up for cracking within a few years. The top layer only performs as well as what is underneath it.
Surface cracks and small potholes can usually be repaired if the base is still solid. Widespread alligator cracking, soft spots, or sunken sections usually mean the base has failed - and patching at that point is a short-term fix. A contractor should check the base honestly before recommending either option.
Standard residential sealcoating and crack repair typically do not require a permit. Driveway replacement or work that touches the public sidewalk, curb, or right-of-way usually does. The California Contractors State License Board and National City's development services department are the right contacts for permit questions. A licensed contractor handles this for you.
Ask any contractor for their California license number and verify it at cslb.ca.gov before signing anything. The National Asphalt Pavement Association also offers guidance on hiring qualified contractors. A written quote that itemizes surface prep is a good sign; a verbal ballpark without seeing the job is a red flag.

National City sits on soils that can shift and settle - particularly clay-bearing areas and older fill zones in San Diego County. This ground movement opens cracks in asphalt over time. A solid compacted base at installation is the main protection against it.
In National City, the dry season from late spring through early fall is the best window. Sealcoat needs at least 24 hours with no rain and warm temperatures to cure properly. Avoid scheduling during the marine layer season without confirming dry surface conditions with your contractor.
Standard traffic paint is affordable and works well for most lots. Thermoplastic markings last longer but cost more upfront - they make sense for high-traffic areas like fire lanes and main entrance drives. For UV-heavy climates like this one, a UV-resistant paint formula extends line visibility between restripes.

National City is a compact, densely developed city in the South Bay portion of San Diego County, sitting directly north of Chula Vista and bordered on the west by San Diego Bay. The city is well known throughout the region for the Mile of Cars, a long stretch of auto dealerships along National City Boulevard that has drawn buyers from across the South Bay for decades. Much of the city's residential housing was built between the 1940s and 1970s, which means older driveways, aging flatwork, and pavement that has been through many cycles of California sun and winter rain. The coastal location brings the marine layer - what locals call "May Gray" and "June Gloom" - and year-round salt air from the bay that accelerates wear on exposed surfaces.
National City packs residential neighborhoods, commercial corridors, and industrial zones into a small, tightly developed footprint. Community spaces like Las Palmas Park and the streets around City Hall on National City Boulevard sit just blocks from light industrial and port-adjacent properties. We work throughout all of National City - from the neighborhoods near the bay on the west side to the residential streets closer to I-805 on the east side - and we understand the conditions that properties here face: tight lot spacing, expansive soils, strong UV exposure, and the short but intense rainy season that tests every driveway and parking lot every winter.
